235 & 239 Lake St E - Melvin’s 235 Office Building
Proposal to establish a parking arrangement utilizing the City of Wayzata Fee In Lieu of Parking (FILOP) option, which includes the use of spaces on a proposed public parking lot adjacent to the property. The applicant also requests a Preliminary Plat and Final Plat to establish new property lines at 235 & 239 Lake St E.

The proposed three-story office building received zoning approvals in October, 2018. It included approval for a Planned Unit Development (PUD) General Plan, Design Review, Variance for Building Height, Shoreland Impact Plan/Conditional Use Permit for Building Height, and Rezoning to PUD District. The current request is to establish the final parking plan and property lines to be consistent with the zoning approvals previously received.
