Build a Secondary Living Space

Last summer, the City Council approved broad zoning code updates that included the ability for most single-family homeowners to create ADUs, or accessory dwelling units. ADUs are secondary living spaces within, attached to, or separate from the main home. They are also known as guest houses, in-law apartments, or secondary suites. ADUs can provide independent living opportunities for family members of all ages, generate rental income for property owners, and provide more flexibility for changing living situations over time.

If you are interested in creating an ADU on your property please contact Valerie Quarles at vquarles@wayzata.org.

Zoning Text Amendments

The City has submitted an application to modify Chapters 902, 916, 917, 919, and 920 of the zoning code in order to bring them into compliance with the Comprehensive Plan, correct inconsistencies, and incorporate best practices. The Planning Commission recommended approval of the changes with conditions at their April 3 meeting. The City Council will consider the changes at their May 2 meeting.

1030 Lake St E – Subdivision

Environmental Review – 565 Ferndale Road W Subdivision

Applicant Whitten Associates has submitted a development application to subdivide the 11.87-acre property at 565 Ferndale Road W into four lots. For the last few months, the project has been subject to environmental review under the Environmental Assessment Worksheet (EAW) process. The City Council voted to not require an Environmental Impact Study at their April 18 meeting.  This is not an approval or denial of the project itself.

200 Lake St/TCF Building Redevelopment

Applicant Lake West Development has submitted a new application to redevelop the property at 200 Lake St, otherwise known as the former TCF building. The proposed project would include a single mixed-use building with 30 residential units, 28,240 sq. ft. of ground-floor commercial space, and underground parking. A neighborhood meeting to discuss the project will be held by the applicant on Monday, April 24 from 5:15 to 6:15 at City Hall. The Planning Commission will consider the application at their May 1 meeting.

900 Wayzata Blvd/Wells Fargo Building Redevelopment Design Deviations

Applicant Mithun Enterprises has applied for deviations from the City’s Design Standards for the redevelopment project at 900 Wayzata Blvd approved in 2022. The deviations are for proposed rooftop mechanical equipment on the roofs of the previously approved bank and office buildings. The Planning Commission recommended approval at their April 17 meeting. The City Council will consider the application at their May 1 meeting.

Solar Panels on City Buildings Conditional Use Permit
