Read the Draft of the Wayzata Blvd. Corridor StudyThe City is currently establishing a plan to transform Wayzata Boulevard into an even more welcoming, safe, connected, and active commerce center through a corridor study. The study started last summer and is led by a task force of community stakeholders. The draft plan includes several interrelated components: corridor vision, future land use, development regulations, roadway safety improvements, and improvements to public realm infrastructure (such as sidewalks, lighting, and landscaping). The City Council will review the plan in late summer or early fall. Questions or comments? Contact Nick Kieser at nkieser@wayzata.org. NEW – 1030 Lake St 2-Lot SubdivisionApplicant Black Dog Homes has applied for a subdivision of the 1.12-acre property at 1030 Lake St into two lots. They had previously applied for a 3-lot subdivision and were denied. The Planning Commission will consider the application at their June 26 meeting. 138 Huntington Ave S Variances Applicant’s representative Black Dog Homes, on behalf of homeowner John Blank, has submitted a development application to replace the current driveway and support other ongoing home updates at 138 Huntington Ave S. The project requires an impervious surface variance and parking area setback variance. The Planning Commission will consider the application at their June 26 meeting. 374 Ferndale Rd W Variances Applicant’s representative Outdoor Perfection, on behalf of owners Mike and Julie Speetzen, has submitted an impervious surface variance application in order to construct a new backyard patio at 374 Ferndale Rd W. The patio would include a pool. The Planning Commission will consider the application at their June 26 meeting. 200 Lake St/TCF Building Redevelopment Applicant Lake West Development has submitted a new application to redevelop the property at 200 Lake St, otherwise known as the former TCF building. The proposed project would include a single mixed-use building with 30 residential units, 28,240 sq. ft. of ground-floor commercial space, and underground parking. The Planning Commission recommended the denial of the application at their May 1 meeting. The City Council tabled the application at their June 6 meeting and will fully consider the application at their June 20 meeting. Solar Panels on City Buildings Conditional Use Permit The Wayzata City Council considered a development application from the applicant, City of Wayzata, to install rooftop solar systems at Wayzata City Hall, Fire Station, and Library at 600 Rice Street East and the Municipal Bar & Grill, Wine & Spirits at 747 Mill Street East. The request was for a Conditional Use Permit (CUP) at each property for rooftop solar. The Council approved the CUP for 600 Rice St E, but requested additional information on the CUP for 747 Mill St E which will go back to Council for further review at a later date. Tree Preservation Ordinance UpdateThe City of Wayzata applied for Zoning Text Amendments to Chapter 936 - Tree Preservation and Chapter 918 - Fencing/Screening. In October 2022, the City adopted amendments to Chapters 519, 710, and 936 of the Zoning Ordinance to help ensure the protection, preservation, and enhancement of the City’s trees. Through the implementation and enforcement of the new amendments, staff has discovered that additional updates are needed to help with the implementation and enforcement of the Tree Preservation Ordinance, Chapter 936, as intended. The Ordinance was approved by the City Council at the May 16 meeting.
